Northwest Cobb Land Vulnerability Analysis

Study Overview

Project Website Study Overview The Northwest Cobb Land vulnerability analysis is a collaborative effort involving various departments within Cobb County as well as the community.

The goal of this report is to examine, identify and modify incompatible land uses with respect to the following: transportation infrastructure investments that are programmed/planned, sewer capacity, and the need for environmental protection of Lake Allatoona. Other factors include; demographics, land use, and recent developments both within Cobb County and neighboring jurisdictions. This study is intended to create a community driven goal that will guide growth in an environmentally sensitive manner for the next 20 to 30 years in this area of northwest Cobb County.

With the Community Development Planning Division leading the efforts other departments providing technical assistance include, Department of Transportation, Water Systems, and Cobb- Douglas Public Health. To ensure the study is successful and reflects the community’s character and ideas, residents and business owners in and around the Allatoona-Hwy 41 study area will be a valuable and informative asset to this plan.

The primary tasks for the vulnerability study, includes an existing conditions report, community involvement, opportunities and recommendations and the completion of a final draft document to be presented and considered by the Board of Commissioners.

Study Area

The study area as well as the areas of influence were primarily developed utilizing 2010 census tract boundaries. The primary study area is bounded to the north by the Cobb/Bartow County line and to the west by the Cobb/Paulding County line. To the east the study area extends across Lake Allatoona to North Main St. in Acworth and follows Lake Acworth Dr. south to Highway 41 and then follows Highway 41 south to Acworth Due West Rd. It continues south along Acworth Due West Rd. to Old Stilesboro Road where it then follows Old Stilesboro westward to the Cobb/Paulding County line.

The Areas of Influence are located outside of Cobb County and were analyzed to get a better understanding of how the surrounding region affects the study area by looking at population and housing data as well as commuter patterns.
